I got a question earlier today that I think you may also be asking yourself.
Well, only if you are already doing some smaller deals and are looking to do more lucrative and “self-sustaining” deals
You know…deals that allow you to make land investing a full-time business and your primary source of income.
Now, if you don’t have any money to invest and don’t have access to OPM, then this advice is a bit premature, but its still important, so listen up.
First thing is first, when you are looking to do bigger land deals, the land parcel size you are targeting doesn’t nesc change how you do your offers.
Sure, there is a point where you start to do the 6 and 7 figure deals so your offer techniques may change at that point…but that’s not what I’m talking about here.
What I am talking about is going from small quarter and half acre infill lots, and trying to get large tracts of land…5,10, 20 acres, etc.
In general, what works for the smaller stuff will work for the bigger stuff
Why?
Because our goal with a text message, a mailer, a email, cold call or carrier pigeon is just to get the prospect to know we exist and that we want to buy their land.
Once we establish contact, we will probably need to get them on the phone…which is where the negation happens.
So, don’t overthink things or over complicate things either.
Just keep doing what has got you success, but change your target from infill lots to the larger lots.
You may have to send more mailer, or do more follow up…but the overall process is the same
Just do imperfect action and see what results you get.
