When should you do your due diligence?

When are you supposed to do your due diligence?

Well, in reality, you break it up into 3…

the first time you do your due diligence is when you are looking for areas to invest in.

During that research, you look for areas that support your land investing budget

As well as looking for any signs that this area will have property that people desire

(aka, land that leads to quick sales)

We can then go on to see what an offer should be for a given land parcel with a price per acre calc…

Once we have that we can use that info to make offers .

Now the next time we do some due diligence is when we are about to talk to a prospect that responded to one of my offers.

We do some light research on their particular property…like if they owe back taxes, where exactly is the property and other basics.

this is to make sure we know what we are going to negotiate for.

The final time to do due diligence is when you agree to buy a property and you are ready to make sure you can buy it legally and hassle free.

this is where we do our own title search, get details about zoning and restrictions on the land and other info we will need to take ownership and sell the land.

So, as you can see, due diligence never really stops…you just gotta break it up into sections.
