I recently read this in a Quora answer.
IF you never heard of Quora, its a website where you can ask questions and people can answer you.
It used to be one of the last toxic free places on the internet, but thats no longer the case…
With that said, theres still some good stuff on there, esp with funny lil stories people tell about their past experiences.
Heres one that we will find relevant as land investors:
Q: I recently acquired land, however someone’s vacant mobile home is there. I’ve asked them to remove it but they haven’t. How can I legally remove it from my property?
A: About 30 years back I had this problem.
I called the guy that owned it & told him to move it.
He refused and got smart mouthy with me about it.
So I unhooked his trailer from everything & pulled it out into the middle of the county road and left it.
When the county asked me about it, I was honest 100%- “I dunno. Ain’t mine.”
And that was that, the county impounded the trailer.
No idea nor concern on what came of it after that.
While this is a funny story, what this does demonstrate is that whatever is left on the property after purchase is not yours unless its specifically included in the sale.
Now, there are times when the previous owner doesnt care about past stuff so you can keep it, but you dont have to keep anything besides the land.
With that said, if you have to remove some crap off the property, it can be costly, so I would reduce my offer price before agreeing to buy.
I do this even if I intend to keep the item in question…
There are a lot of lil things you can do to help reduce your offer prices to help make your investment even safer.
