Land investing is very lucrative as you already know.
You make pretty fast money compared to other stable investment vehicles.
Couple that with the fact that theres soooo much opportunity out there, and you can see how a person can land invest full time.
But, in this business, things ebb and flow.
There will be times where you are presented with a lot of land to buy…
but there are few sellers.
There are other times when you cant keep anything in inventory because everything sells so quickly.
No matter what “season” you are in, when you start to scale your land investing business, you will run out of capital to invest.
In the past, this would cause me to slow down my acquisition and focus on sales.
It wouldn’t take long to sell what I had available and then start to scramble to get more land to fulfill the demand all of my sales market system generated.
So, I went back to “buy everything mode” and started the vicious cycle all over again.
The sad part is that this cycle makes rash decisions more likely because the actions were coming from a place of desperation.
Desperate moves are usually bad moves when it comes to investing
It wasn’t until I realized that OPM (other peoples money) was available to me that I started to break out of my old habits.
At first, I would only use OPM via a land funder…
but for smaller deals, land funders profit splits didn’t make sense, so I discovered private lending.
I also started to include carefully vetted friends and family in on deals.
The result?
Theres never an opportunity that I have to turn down because lack of funding.
(there are other reasons to turn down deals, but that’s besides the point)
The point is, when you are doing this business right, you will run out of your own capital
do not let this slow down your momentum
there are people out there begging for great investing opportunities, but they dont know that you exist.
So, this is what I advise you to do as your friendly neighbor hood land coach.
Make a list of people who can invest with you right now.
the only thing they need to have is a lil spare cash and the patience to understand how investing works (so they aint bugging you everyday asking about getting their ROI)
Once you have this list of potential investors, start to talk to them about the magic of land investing and show them how well you have already done in this space.
Once they hear about how easy things are, how fast the ROI comes (compared to other forms of investing) and how much you have already made, they will be begging you invest with you.
However, if you have only made very little or no money in land, then lets change that.
