How do you make land investing work for you?

As a land investing coach, I see people who are looking to get their first deal or 3 have questions about the process

Like where to find land to invest in, how to price offers, mailers vs SMS, etc.

You have to remember…

Many people who jump into land investing do so because they:

  1. want an easy and inexpensive way to get into real estate
  2. have income they know they should invest, but dont like the common methods of stocks, crypto or rental real estate
  3. want more money, and want it fast, but they dont want to be a drug dealer

Notice that in these 3 common scenarios, land investing is a side hustle, and not the primary source of income

Theres no judgement, I got into the game the same way…

After an investor starts to make a few deals in this game, they start to see things differently

Then their questions change from how land investing works to how can I make land investing work for me?

Theres a lot to say on this topic, but first lets talk about KPIs

You probably already know what a KPI is from your job or something

but incase you dont, a KPI stands for Key Performance Indicator

aka, what are the things a land investor needs to monitor to understand the current health of the business.

While there are a million things you can monitor, I like to look at only a few:

  1. how many offers did I get out
  2. how many people replied to me
  3. how many people want to sell
  4. how fast am I selling a lot in an area
  5. how much ROI am I getting in an area

It all starts with your offers…you dont send out enough good offers, you wont generate enough conversations.

No conversations = no deals = no sales = no money!

This is why I’m constantly saying to get more offers out there, even if your offers are not perfect.

the more people you talk to, the more opportunity you will see.

this alone will change how you view money and your ability to generate the income you desire.

That’s important if you truly want to get the time freedom you desire.

So, to end my rambling….get more offers out there.

How much?

If you aren’t doing so already, I challenge you to get out at least 500 this week (1000 would be better)
