A case study on how NOT to organize leads

So, check this.

I agreed to buy 4 lots in a small county I’ve been doing business in since 2020.

After a back and forth with negotiations, I got him to sell for $1125 per lot.

I wanted to get them for $1000 per, and he wanted $2000 per lot, so it worked out in my favor

(I plan to sell each lot for 2200-2500 per lot)

Anyway, I started my due diligence for 4 lots, I noticed something was amiss.

First off, there was only 2 lots to this owner’s name, and not 4.

Second, the owner owed 1300 in back taxes!

That’s when I said out loud “oh hell naw!”

So I called the owner up and said:

Did you realize that you over $1300 in back taxes? And You said you have 4 lots, but I only see 2 in your name”

The owner responded with:

“Yeah, I’m aware of the taxes, you told me about that the last time we spoke”

That’s when it hit me…

I was talking to the wrong guy!

I’m talking to a few owners who have property in the same area at the same time and I got 2 people confused.

oops.

But your boy is smooth with it…I recognize my mistake and I play it off as if nothing was wrong.

So I say

“So, let me take care of these taxes for you. I offered you $600, are you ready to do the deal?”

The owner says he wanted $800 I said I would do $750 (so I’m in the price range I want per lot when I take the purchase price and tax amount)

He agrees, and now I got 2 more lots.

Here’s the lesson…this dude kept having to “think about the offer” I was giving him.

He kept putting it off making a decision.

He owed hella taxes and had no way to pay them…yet he put off the one person who was gonna remove his burden…and pay him in the process!

But when I called with more assertive energy and urgency, his tone changed.

No more fence sitting, I had him make a decision.

this is how you can lead a person to make the best decision for themselves because we all need this form of leadership sometimes.

So why am I telling this to you?

Because I know you probably need the same assertive energy.

So make a list and contact some people.

Stop prioritizing the other non-income producing activities and look to make some investments.
